Terms and Conditions

Booking & General Policies

 

Booking/Reservation information:

 

  • We require a deposit in the amount of 25% of your booking for all reservations made before April 1st and full payment for all reservations is due by May 1st. Reservations made after May 1st require full payment when reservation is made. 

  • Credit Card information must be provided at the time of booking but no charges will be made without notice.

  • All payments of balances will be taken via credit card on 4/1. We no longer accept cash or checks.

  • Due to our short season, cancellations occurring less than 60 days prior to the day of arrival will result in loss of deposit unless unit is re-rented minus a 10% processing fee.

  • 8.5% N.H. state lodging tax applies to all reservations

  • Check in time is 4:00PM

  • Check out time is 10:00AM.

Dog Policy

  • Some cottages allow dogs and other do not so please make sure you reserve a dog friendly cottage if you plan on bringing a dog

  • All dogs must be kept on a leash at all times whenever outside the cottage.

  • Dogs are not permitted to be tied up outside the cottage and must be accompanied by a person at all times when outside.

  • There is an additional dog fee of $100 for each booking. 

  • Only one dog is permitted per cottage. No cats or other pets are permitted.

  • Dogs larger than 80lbs are not permitted on the resort property.

  • Guests are responsible for any property damages caused by their dog and a minimum charge of $250 will be applied to cover damages.

  • Guests must pick up after their dogs on resort property.

  • When leaving the cottage for any activity without your dog, we kindly ask that you have proper accommodations (crate or carrier) to ensure there will be no damage done to the cottage and notify the property manager in advance in the event an issue arises.

  • Please take our other guests into consideration. Should your dog become disruptive, please excuse yourselves and calm your dog so everyone can have an enjoyable stay.

  • Dogs are allowed on the eastern portion of the beach (the fire pit area) from sunrise until 11:30AM. After 11:30AM, no dogs are allowed on the beach. 

  • Guests are responsible for any noise that the dog creates and will ensure that the dog does not disrupt the quiet enjoyment of other guests. Should the property manager determine, at his/her sole discretion, that the dog is disruptive to other guests, the guest must immediately make other arrangements to house the dog
    outside the Cottages property. 

  • The Cottages may exclude a pet if, at the Cottage’s sole discretion, the pet is considered dangerous or likely to frighten, harm or disrupt cottage guests or employees.

  • Please visit  https://www.mukotakennel.com/ or other local kennels to look through local dog boarding options & requirements prior to your arrival in the event that your dog needs to leave the property

 

Upon Arrival

  • Each cottage is equipped with a digital keypad door lock for your convenience. The code will be provided in an email on the day of your arrival. This code will be active for the entire duration of your stay. If you accidentally press the wrong number while entering your key code just press the “Schlage” button at the top of the keypad to reset the lock. On the handle inside your cottage, there is a small knob, which can be turned to deactivate the keypad and “unlock” the door until the knob is turned back. Use this feature if you will be going in and out of your cabin regularly and do not want to enter the code each time. Please make sure you turn the knob back to the lock position to re-activate the keypad.

  • Please park vehicle in the designated parking spot for your cottage. Overflow parking is available at a first come, first serve basis in the lower parking lot. Please see the property manager directly with any parking concerns.

 

Upon Departure

  • Guests are expected to strip the beds and pile the bed linens and used towels near the door. Please do not leave any food behind. Take all trash to the on-site dumpster.

 

Occupancy/Guest Policy

  • Each cottage has a stated maximum occupancy which must be strictly adhered to.  Violation of these limits can be grounds for eviction without refund.

  • Guests are permitted to have visitors, but visitors are not permitted on the beach, and visitors (and any visitors vehicles) may not stay overnight on the property. For special events, please see management for special permission for day guests

  • Fires are permitted at the beach only

  • Portable fire pits are NOT permitted

  • Fireworks are NOT permitted

  • Clotheslines and portable tents or shelters are not permitted. (Towels can be hung over railing to dry, but not left out overnight)

 

Smoking Policy

  • Smoking is not permitted in our cottages, on our beach or within 100’ of another guest’s cottage. 

  • Violation of the No Smoking Policy within cottages will result in a $200 cleaning fee, being collected from the guest’s credit card on file after departure.

 

Beach Policy

  • No glass containers (including bottles) are permitted on the beach or anywhere on the lake side of the road.

  • All trash must be collected and deposited in the trash containers on the beach or the main dumpster.

  • Boats are privately owned. Please do not sit, play, or otherwise use the boats.

  • One boat slip is available for weekly rentals on a first-come first-serve basis at a rate of $15.00 per day. Please contact the property manager for details.

  • Kayaks, canoes and paddleboats are available to all paying guests. Life jackets are required while using a kayak or canoe.

  • There is no lifeguard on duty. Swim at your own risk.

 

Minimum Stays

  • In-season (June 28-August 23) stays require a seven-night minimum stay.  Off-season stays require a two-night minimum.  If we have availability in-season, shorter stay reservations can be made on or after June 1st (two-night minimum).
